How we handle flood cleanup
1We photograph the water line and take moisture readings
We photograph where the water came in and the line it left on the walls, then take moisture readings above it. Those go into an itemized scope, which is the free estimate.
2We take out the standing water
We take standing water off the floors and out of any low room where it collected. That part is water extraction, and it goes first: standing water keeps soaking into the walls.
3We take out the mud and soaked material
Onion, Williamson, Walnut, Shoal and Bull creeks have all left their banks, and creek water brings in mud and silt. We take that out, with whatever soaked it up and cannot be cleaned.
4We clean and dry what stays
We clean what stays where the water touched it, then dry it with air movers and dehumidifiers. Moisture readings tell us when each room is dry, and the rebuild waits for them.
5We handle the rebuild
We handle the rebuild as well as the cleanup. It starts once the readings say the structure is dry and follows the same itemized scope.

“We suffered a small fire in our house alittle over a week ago, Watchtower came to the house and talked to us about repair. The person that came out Michael Sullivan ( Sully) was not pressuring us and explained every step. What really sold me was that Sully kept in contact with us and didn't pressure us into signing an agreement. Josh was more than helpful and also made the ordeal bearable. Sully is truly an asset to the company. Since this a work in progress there will be more to follow at a later time”
We Work With All Insurance Companies
A standard homeowners policy usually leaves out water that rises from outside, and a separate flood policy covers it. We record where the water came in and how high it rose.
- We bill your insurance directly when your coverage allows
- We document the loss with photos and moisture readings
- We work with your adjuster

Why owners call us for flood cleanup
We explain what goes and why
Flood cleanup can mean taking out material that still looks sound. One of our IICRC certified technicians walks you through that call, and the free estimate lists what goes and why before any work starts.
We rebuild what the flood took out
Once the wet material is out and the structure is dry, we handle the rebuild of what had to come out. You keep one company from the flood water to the finished rooms.
We work with all insurance companies
A flood raises questions a small leak does not, starting with which policy applies. We work with all insurance companies and answer your questions in English or Spanish, and the coverage decision stays with your insurer.
We document the source of the water
To an insurance company, the source of a flood matters. Water from a broken pipe is one kind of loss, and water that rises from outside is another, often under a separate flood policy. Our photos and scope show where the water came from and what it damaged.
We pack out and store what was on the floor
Anything on the floor sat in the same water the walls did. We pack it out, clean and store it during the work, and bring it back when the rooms are ready.

What owners ask about flood cleanup
Plain answers about the work, the estimate and your insurance.
I do not have flood insurance. Can you still do the cleanup?
Yes. Flood cleanup is the same work with or without a policy behind it. The estimate is free, with no obligation, and its itemized scope shows what the job involves before you decide.
We are not near a creek. Can our house still flood?
Yes. Rain that street drains cannot carry away can reach a house far from any creek. In the capital alone, the city counts more than 7,000 buildings and 400 roads prone to flooding in a 100-year flood. A failed hose or a broken pipe can flood a house on any lot.
The water has gone down. Is it safe to go back in?
Check two things first: the water and the wiring. If the water came from outside or up through a drain, stay out of it, and leave wet outlets, cords and appliances alone. When in doubt, stay out until an electrician or the power company says it is safe.
How much of the house has to come out after a flood?
It depends on the water and on how long it stood. Carpet pad, insulation and soaked drywall often come out. Framing, concrete and solid wood can often be cleaned and dried in place.
Is flood cleanup different from water damage restoration?
It is the same work with more water. Water damage restoration after a small leak means extraction, drying, a record and the rebuild. Flood cleanup adds mud to take out, more soaked material to remove and, often, the question of which policy applies.
